Comparison calculator
Enter your borrower profile once and compare all three programs across capital structure, monthly payment, amortization and true cost — with a recommendation built from your DSCR, credit, purpose and down payment.
All three finance the same amount: every program takes a ten percent injection, so the comparison is not quietly handing the 504 a smaller loan. Cost to year 10 is payments made plus the balance still outstanding plus upfront fees, because a 504 amortizes over twenty-five years and a 7(a) over ten — comparing payments alone leaves $539,630 of 504 principal out of the picture. Only the 7(a) is priced on prime; the debenture is fixed at sale and the bank first is conventional. Time value is not applied.
Preview figures are computed from a single illustrative profile rather than typed in, so they move together when an assumption changes. They are not a quote. There is no autoplay: the carousel advances only when you do, because a panel of numbers that slides away mid-read is worse than one that sits still.
